1. What Circuit Facts Does

Circuit Facts is a renter documentation and record-organization platform.

The Services may allow you to:

• create and maintain a Housing Record;
• document Move-In and Move-Out conditions;
• save photographs, documents, notes, and other evidence;
• organize repair and maintenance records;
• document notices and communications;
• document rental charges and related information;
• record incidents and other housing events;
• organize information chronologically;
• use available state-specific rule checks;
• generate Housing Record summaries, condition reports, packets, letters, and other exports; and
• use Housing Passport™ and other paid features where available.

The Housing Record is designed for renters throughout the United States.

Some Circuit Facts features depend on the jurisdiction associated with a rental property. State-specific rule tools are available only where Circuit Facts has configured the applicable jurisdiction-specific functionality.

Circuit Facts currently provides certain state-specific rule tools for North Carolina. Additional jurisdictions may be added over time.

2. Circuit Facts Is Not a Law Firm

Circuit Facts™ is a technology platform by Pearl & Healer LLC. It is not a law firm and does not provide legal advice or legal representation.

Using Circuit Facts does not create an attorney-client relationship.

Circuit Facts does not represent you in court, mediation, negotiations, or any other legal proceeding.

Information provided through the Services is not a substitute for advice from a qualified attorney or other appropriate professional.

3. Rule Checks and Legal Information

Certain Circuit Facts features may compare information you provide with configured jurisdiction-specific rules, calculations, or legal references.

These features are designed to organize information and identify results based on the configured rule set.

A result such as “Not Flagged” means only that the configured check did not flag the information under the rules evaluated by that feature.

A result such as “Review” means that the configured check identified information for review.

Other results may include “Needs More Information,” “Credit,” or “Excluded,” depending on the feature.

Circuit Facts does not determine that a charge is lawful or unlawful, enforceable or unenforceable, owed or not owed. It does not determine legal rights, liability, damages, responsibility, case strength, or the outcome of a dispute.

A statutory citation or legal reference displayed by Circuit Facts identifies a source used or referenced by the applicable feature. It does not mean that Circuit Facts has made a legal determination about your circumstances.

Laws, regulations, court decisions, administrative interpretations, and other legal authorities may change or may apply differently depending on facts that Circuit Facts does not collect or evaluate.

You should consult a qualified attorney if you need legal advice about your circumstances.

4. Your Housing Record

Your Housing Record consists of information that you enter, upload, save, or generate through Circuit Facts.

You are responsible for reviewing the information in your Housing Record and for deciding what information to include.

Circuit Facts does not independently investigate or verify the truth, completeness, authenticity, legal significance, or accuracy of user-submitted Housing Record information.

Dates, upload records, evidence identifiers, system-generated information, or other organizational features do not constitute a determination that an item is admissible evidence, authentic, legally sufficient, or entitled to any particular weight in a proceeding.

5. Photographs, Documents, and Other Uploads

You may be able to upload photographs, documents, communications, notices, and other materials to your Housing Record.

You retain your rights in content you submit to Circuit Facts.

You give Pearl & Healer LLC the limited permission necessary to host, store, process, reproduce, format, and display that content for purposes of providing, maintaining, securing, and operating the Services for you.

You represent that you have the right or lawful authority to upload and use content you submit through the Services.

Do not use Circuit Facts to upload content that is unlawful or that you do not have a lawful right to possess or use.

6. Generated Documents and Exports

Circuit Facts may allow you to generate or export Housing Record summaries, condition reports, packets, letters, or other documents based on information stored in your Housing Record.

You are responsible for reviewing generated documents before relying on, submitting, or sharing them.

Generated documents are organizational tools.

Circuit Facts does not represent or guarantee that a generated document:

• satisfies a court rule or filing requirement;
• will be accepted by a court, mediator, landlord, attorney, government agency, or other recipient;
• establishes the authenticity or admissibility of evidence;
• proves any legal claim or defense;
• establishes liability or responsibility; or
• will produce a particular result.

You decide whether and with whom to share exported information.

7. Your Responsibilities

You agree to use Circuit Facts lawfully and responsibly.

You are responsible for:

• information you enter or upload;
• reviewing your Housing Record and generated documents;
• maintaining the confidentiality of your account credentials;
• using exports and documentation appropriately; and
• complying with applicable law when recording, uploading, storing, or sharing information about other people.

You may not use the Services to interfere with the platform, circumvent access controls, gain unauthorized access to another person's account or records, introduce malicious software, or use the Services for unlawful purposes.

8. Paid Services

Circuit Facts offers certain paid products and subscription features.

The price, billing frequency, and other material purchase terms are displayed before you complete a purchase.

$19 One-Time Purchase

Circuit Facts offers a Mediation/Housing Record Packet for a one-time price of $19.

This is a one-time purchase and does not automatically renew.

Because the purchase provides access to a digital document or export generated using information from your Housing Record, completed purchases are generally non-refundable.

If you are charged more than once for the same purchase, or if a technical problem with Circuit Facts prevents delivery of the purchased document or export, contact hello@circuitfacts.com.

We will review the transaction and, where appropriate, provide a replacement, refund, or other correction.

Nothing in this policy limits any refund or other remedy required by applicable law.

9. Housing Passport™ Subscription

Housing Passport™ is a recurring paid subscription.

Circuit Facts currently offers Housing Passport at:

• $4.99 per month, billed monthly; or
• $39 per year, billed annually.

The price and billing frequency applicable to your subscription are displayed before you subscribe.

Automatic Renewal

Housing Passport automatically renews at the end of each billing period unless you cancel the subscription before the next renewal.

By purchasing a Housing Passport subscription, you authorize the applicable recurring subscription charge to your payment method at the beginning of each renewal period until you cancel.

Circuit Facts will provide renewal notices when required by applicable law.

Cancellation

You may cancel the automatic renewal of your Housing Passport subscription through the subscription-management method provided with your account.

When you cancel, future automatic renewal charges will stop.

Cancellation does not ordinarily terminate access immediately. You may continue using the paid Housing Passport features included in your subscription through the end of the billing period you have already paid for.

After that billing period ends, your subscription will not renew and access to subscription-only Housing Passport features will end.

Canceling Housing Passport does not by itself delete your Circuit Facts account or Housing Record. Account and record deletion are handled separately as described in the Privacy Policy.

Housing Passport Refunds

Housing Passport subscription charges are generally non-refundable once a billing period begins.

Circuit Facts does not provide prorated refunds or credits for unused portions of a monthly or annual subscription merely because you cancel before the end of the billing period.

Instead, you retain access to the paid subscription features through the end of the period already paid for.

If you believe you were charged after properly canceling, were charged more than once for the same subscription period, or experienced another billing error, contact hello@circuitfacts.com.

We will review the transaction and, where appropriate, provide a refund, credit, or other correction.

Nothing in this policy limits any refund, cancellation right, or other remedy required by applicable law.

Changes to Subscription Prices

Circuit Facts may change Housing Passport subscription prices prospectively.

A price change will not retroactively change a subscription charge that has already been paid.

For an existing subscription, Circuit Facts will provide notice of a price change before charging the new subscription price when required by applicable law.

If you do not want to continue at the new price, you may cancel your subscription before the new price applies.

10. Payment Processing

Payments for Circuit Facts paid products and subscriptions are processed through a third-party payment service provider.

By completing a one-time purchase, you authorize the charge disclosed at checkout.

By starting a Housing Passport subscription, you authorize recurring charges according to the price and billing frequency disclosed before purchase until you cancel the subscription.

If a payment cannot be successfully processed, access to the applicable paid feature or subscription may be limited, suspended, or expire.

11. Availability and Changes to the Services

Circuit Facts may add, modify, suspend, or discontinue features as the platform evolves.

State-specific rule tools may be added, changed, or unavailable depending on jurisdiction, rule configuration, maintenance, or other operational considerations.

We do not guarantee that every feature will be available at all times or in every jurisdiction.

Where state-specific rule tools are unavailable, renters may still use available nationwide documentation and Housing Record features.

12. Account Suspension or Termination

Circuit Facts may restrict or suspend access to the Services when reasonably necessary to protect the platform, other users, security, legal compliance, or the integrity of the Services.

Users may stop using Circuit Facts at any time.

Account closure and deletion of information are subject to the Circuit Facts Privacy Policy and applicable retention requirements.

13. Third-Party Services and Resources

Circuit Facts may use or link to third-party services or resources.

Third-party services operate under their own terms and privacy practices.

Circuit Facts does not control third-party websites or services merely because they are linked from or used in connection with the platform.

References to legal-aid organizations, mediation programs, government resources, or other organizations do not create an attorney-client, agency, partnership, or representation relationship between those organizations and Circuit Facts.

14. No Guarantee of Outcomes

Circuit Facts helps renters calculate, organize, document, and preserve facts.

Circuit Facts does not guarantee:

• a particular legal result;
• success in mediation, negotiation, litigation, or another proceeding;
• that a landlord or other person will accept a user's position;
• that documentation will be admitted or given particular weight as evidence;
• that a rule check addresses every law or fact potentially relevant to a situation; or
• that use of the Services will prevent a dispute, eviction, charge, loss, or other event.

15. Disclaimer of Warranties

The Services are provided on an “as is” and “as available” basis to the extent permitted by applicable law.

16. Limitation of Liability

The service is provided "as is." To the fullest extent permitted by law, Pearl & Healer LLC is not liable for damages arising from your use of the service.

17. Governing Law

These terms are governed by the laws of the State of North Carolina.

18. Changes to These Terms

Circuit Facts may update these Terms as the Services evolve.

When the Terms are updated, the “Last Updated” date will be revised.

Where required by applicable law, Circuit Facts will provide additional notice or obtain consent as appropriate.
